Work done without a permit can void your homeowners insurance, trigger fines, and complicate the sale of your home. Florida law was updated so that if your roof sustains damage to more than 25% of its surface, you only need to replace the damaged section (not the entire roof), provided your home was built after March 2009 and has had a prior roof replacement meeting current code. Homes built before March 2009 without a qualifying prior replacement may still require a full replacement if damage exceeds 25%. After every roof replacement we perform, we recommend scheduling a wind mitigation inspection immediately to capture all available credits with your insurer.
For longevity and insurance performance, tile and metal are the strongest choices in Sarasota's Gulf Coast climate. Clay and concrete tile resist salt air, UV, and high winds, and can last 50 or more years with underlayment maintenance. Aluminum metal roofing is particularly well suited to barrier island properties where salt air is a constant factor. Architectural asphalt shingles are a cost-effective option and perform well when rated Class F for wind resistance, which is the minimum required by Sarasota County's building code for re-roofing projects.
Standard homeowners insurance policies cover sudden storm damage, including wind, flying debris, and rain intrusion through a wind-damaged opening, but exclude gradual wear and maintenance issues.
